Prior owners reported the address as 100 Swampy Hollows Lane. Owner will consider any reasonable offer, and will also consider Owner financing with good credit, 25% down, 8.5% interest amortized over 10 years with a 5 year balloon. ACCESS: There are 50' section line easements and public access easements reserved in the State patent of which TL 308 is part (patent # 11593, which has been divided into 3 parcels) and in the State patent for an adjacent parcel to the east (patent # 11594, which has been divided into multiple parcels). The FNSB GIS map shows a north-south (50' section line?) easement along Swampy Hollows Lane and an abutting east-west easement that connects to the easements in the patents. There also appears to be an established RS 2477 right of way (100') that runs diagonally across TL 308 (per DNR website info, which listing agent has not confirmed). Sketch (with easements NOT to scale) shows the approximate locations of the GIS-displayed and patent easements and the RS 2477 right of way, plus a copy of the relevant patents and of the DNR Alaska Mapper RS 2477 display. The attached title report does not contain an exception for lack of access, so a prospective buyer will be able to get a title policy that insures legal access. But, the fact that there is legal access to the parcel does NOT mean that there is legal access along whatever route has been used previously to access the parcel or along whatever route a prospective buyer may want to use (existing or new). That would need to be ascertained prior to any road development. Estimated length of road development to property from existing roads is approximately half a mile.
